Removal is necessary when: (1) rodents or pests have contaminated the insulation, (2) moisture or mold damage is present, (3) there was a fire or smoke event, (4) the insulation may contain vermiculite (possible asbestos, pre-1985), or (5) the existing layer is so compressed that topping off would bury unresolved air-leak points. In all other cases — clean, undamaged insulation — we can top off rather than replace.

When Does Attic Insulation Need to Be Removed?
Not every old attic needs a full tear-out. But in these situations, removal is the only right answer:
- Pest contamination — rodent droppings, urine, and nesting material saturate blown-in insulation. Topping off traps the contamination.
- Moisture or mold — wet insulation loses R-value and harbors mold. It must come out before the source is repaired.
- Fire or smoke damage — smoke odors are absorbed by insulation fibers and won't go away until the material is removed.
- Vermiculite (pre-1985) — older vermiculite insulation may contain asbestos. Remediation requires full removal by certified contractors.
- Extreme compression — insulation so flat and compacted that its current R-value is below R-11 and air-sealing cannot be done through it.
In all other cases, where existing insulation is clean and undamaged, we can top off with blown-in to reach R-38 or R-49 — no removal needed.
Our Removal Process
- Free inspection — we assess the attic, measure depth, identify contamination or damage, and confirm whether removal is necessary.
- Protection — floors and living areas are protected; HVAC returns are sealed to prevent fiber migration into the home.
- Vacuum removal — commercial insulation vacuum removes all blown-in material. Batts are manually pulled and bagged.
- Surface clean — attic floor swept and inspected for remaining debris.
- Air sealing — all penetrations, gaps at top plates, and bypasses are sealed with foam and mastic before new insulation is installed.
- Reinstallation — new blown-in fiberglass or open-cell spray foam installed to R-38 or R-49 as specified.

Yes. We remove all common types: blown-in fiberglass, blown-in cellulose, fiberglass batts, and old spray foam. Blown-in material is vacuumed with a commercial insulation vacuum and bagged for disposal. Batts are manually removed and bagged. We leave the attic clean and ready for air sealing and new insulation.
